Define sustainability
Meeting the needs of the present without compromising the needs of the future.

Energy Performance Certificate - Addresses certification of buildings energy efficiency as well as attainment of minimum standards
What are the key provisions of an EPC
1) Higher standards of energy construction for new and refurbed buildings
2) Establishing calculation methodology of energy performance
3) Minimum requirements for energy performance of buildings

1) All buildings over 50sqm

How do you find a buildings EPC?
EPC online register
What are some exemptions from MEES
1) EPC not required
2) Industrial with low energy demand (No heating/AC
3) Tenant has less than 6 months security of tenure
4) Not feasible (energy savings must cover cost of improvements within 7 years)
5) If it devalues the property by 5% or more.
Where must exemptions be registered?
Local authority private rented sector exemptions register (renewed every 5 years)
What are the penalties with non compliance with EPC
Breach less than 3 months - £5,000 (or if greater than 10% of RV max £50k
Longer than 3 months up to £10k or 20% of RV max £150k
