Sustainability Flashcards
(21 cards)
What does MEES 2015 state?
Leases from 1st April 2018 require an EPC of E or above
What is the fine for non-compliance with MEES?
20% of rateable value - £150k max fine
Policed by Local Authority
What are the 3 routes to exemption for MEES?
- 7 year payback
- 5% loss in value
- Lack of consent
When are EPCs required?
They are required for all commercial buildings over 50 sqm
What EPC exemptions apply?
For listed, religious or to be demolished buildings
What are the penalties for non-compliance with EPC?
12.5% of RV of building (£500 - 5,000)
Polcied by Local Authorities
What new legislation is related to EPC?
From 1st April 2018, a landlord cannot let a commercial property with an EPC lower than an E without a legitimate reason
What does BREEAM stand for?
Building Research Establishment Environmental Assessment Method
What is BREEAM?
It is a voluntary assessment tool to rate commercial buildings
What are the 5 ratings of BREEAM?
Pass, Good, Very Good, Excellent, Outstanding
What is BREEAM measure?
Energy, water use, transport links, wellbeing
What does the Red Book state about sustainability?
Within VPGA 8 - when inspecting real estate, commentary should be made on ESG factors - this is important in terms of market and valuers should have regard
What key acts are related to sustainability?
Climate Change Act 2008
What does the Climate Change Act 2008 state?
Net zero carbon by 2050
What is the definition of net zero carbon?
Net-zero carbon means achieving a balance where the amount of carbon greenhouse gas emissions released into the atmosphere by human activities is equal to the amount removed from the atmosphere
What is biodviersity net gain?
It is a way of creating and improving natural habitats to deliver a measurable positive impact (‘net gain’) on biodiversity through the development process, or through land management
What legislation is there around BNG?
From Feb 2024, will be compulsory for all new developments to provide at least 10% BNG secured for at least 30 years, either through on-site or off-site measures
How can you measure BNG?
A Statutory Biodviersity Metric will be used to calculate the BNG delivered
What did you learn about the new NZC definition in the CPD presentation?
- New definition by the UK GBC which aims to provide a single, consistent definition of NZC for different building types
- It takes a whole life carbon approach, considering both operational (in-use) and embodied (construction)
- The Standard allows for both new and existing buildings to be assessed, including guidance for retrofits
What is the Whole Life Carbon Assessment September 2023?
- Assessors can estimate the amount of carbon emitted throughout the life cycle of a constructed asset, from the early development to end of life
- Gives visibility to embodied carbon, operational carbon, and user carbon –vital to carbon calculations and a unique feature of the standard
- By giving visibility to the carbon cost of different design choices, it will help manage carbon budgets, reduce lifetime emissions and deliver a net-zero future
What RICS guidance relates to sustainability?
- RBG (VGPA 8)
