Q

Tell me about the types of supply warranties and guarantees available

A

Manufacturer material warranties and workmanship warranties.
- Materials warranty covers the materials themselves for such things like premature aging or manufacturing damage
- Workmanship warranties - covers the installation itself

Q

What is the difference between a performance specification and a prescriptive specification?

A

Prescriptive specs give the client certainty about the end product and will precisely include what to do and in some cases how to do it. Provide more control for the client.
Performance specs set out what is required as the outcome and allows the contractors to develop the way that suits them to reaching this. This can mean more cost effective options are used but less control on the quality.

7
Q

Do you know the difference between specification, prelims and preambles? Would these documents change if the procurement route changed?

A

Preambles set out quality and workmanship standards. Prelims are costs required to complete the project

Q

What impact does a load bearing wall have? How can you identify a load bearing wall? What is a spine wall?

A

It is supporting a load, so removing it without supporting the load can result in structural failure. Undertake a visual inspection to see if other parts of the structure are relying on the wall, alternatively appointing a structural engineer to assess.

  • A spine wall is a load-bearing wall running parallel to the long axis of the building.

Q

What is an air-source heat pump?

A

ASHP are a form of low carbon heating using electricity. The pump pulls in air from outside, then uses it to heat a refrigerant liquid. As it warms up, the liquid turns into gas.

The gas is compressed to increase its temperature

Once the gas has transferred its heat, it cools down, and becomes liquid again. And returns to the start of the cycle.

17
Q

What does the RICS Guidance Note on D&S state?

A
  • Design philosophies: Occupational design, Use centred design, KISS philosphy, Pragmatic design, Critical design
  • Strategu and project brief: Vision, objective and outcome.
  • Feasibuilty - after the brief. Gather info against project brief.
  • Change control - systyems and templates for recording
18
Q

What does SBS stand for in the felt roofing systems?

A

Styrene- Butadiene- Styrene is a synthetic rubber. :
- Highly compatible with other coverings and overlaying
- Good weather resistance
- Installation - both self adhesive and touch applied are available. self adhesive was used in this instance as it is better when overlaying.
- good for high traffic areas

19
Q

What are the EPC score brackets?

A

Domestic

E - 39-54
D - 55-68
C -69-80
B - 81-91
A - 92 plus

Non-domestic

E- 101-125
D – 100 – 76
C – 51-75
B – 26-50
A – 0-25

20
Q

What is BS7671?

A

British standard for electrical installations and safety of electrical wiring systems.

21
Q

What other codes of practice or regulations would you require for the lighting install?

A

Part P of building regs
BS standards
Part L for efficeincy
CIBSE guidance for lumen levels

22
Q

How are EPCs calculated?

A

Calculted by an accredited assesor, using an SBEM (Simplifiedd Building Energy Model) and considers factors such as:
- Build quality
- Size and shape
- Use
- Glazing and insultation
- Insultation levels
- Type of heating system
- Lighting installed
- Ventilation
- Age and construction of the building
- Any reneable energy used

23
