Landgate Property Interest Report
Buffer zones (noise, odour, pollution, etc)
Bush forever sites
Contaminated sites (DEC Contaminated Sites register)
Acid Sulfate Soils (DEC ASS Risk Map)
Flood Plains
European and Aboriginal Heritage (inHerit - State Heritage register)
What are some authority restrictions/requirements to be considered?
Certificate of title (landgate)
Zoning
Legal restrictions of site (easements, covenants, caveats, liens, etc)
Any obligations under planning legislation
Planing policies - state planning policies, town planning scheme, structure plans, council policy
How might the road impact your project?
“Red Roads” - primary regional - eg Leach, Roe, Tonkin
- development must be referred to Main Roads for comment
“Blue Roads” - other regional - eg Guildford Rd, Stirling Hwy
- development must be referred to WAPC for comment
Local Roads - administered by local govts
Generally: Road Widening and Crossovers may need to be considered

What is involved in Rezoning applications ?
Can apply to have sites rezoned but difficult and lengthy process
Apply to the local council.
Council makes recommendation to Minister for Planning.
Minister can overrule Councils refusal to submit application.
Other than through Minister, no appeals process.
May also require WAPC approval in certain cases
