What needs to accompany an application for a Building permit?

A

Application form (BA1 - certified, BA2 - uncertified)
CDC signed by independent surveyor
Copy of all plans and specifications specified in CDC (generally, site plan, floor plan of each storey, all elevations, some sections, structural drawings signed by qualified engineer)
Copy of each technical certificate relied on by building surveyor
Copies of any necessary approval from other statutory bodies (planning approvals, notifications to heritage council)
Appropriate consent forms for other land, if required
Details of registered builder engaged

What requires a building permit? What is required for building permit?

A

Required before any building work is carried out. (Some exemptions but generally only v small, non-structural work)
Must have all other permits obtained before building permit
Classes 1a & 10 do not require certification - permit authority appoints independent building surveyor to check proposal
All other classes, building surveyor engaged by owner to certify compliance to building standards by issuing a Certificate of a Design Compliance (CDC)

How does the council assess the Building Permit?

A

Certified - 10 days, uncertified - 25 days
Ensure no adverse effect on adjoining property
Checked by Planning services against drawings submitted for Planning Approval and it’s conditions
Full check of design and structural requirements (compliance with local govt act, building regs, BCA and any other relevant legislation)
Site inspection to determine accuracy of drawings, soil types, cut and fill and need for retaining walls

The council decides on the Building Permit application. What do they advise you?

A

Issued with relevant conditions of refused for stated reasons
When issued, valid for 12 months from date of issue and can be extended. Declared void if work not substantially commenced within 12 months

A
