Talk me through your measurement at Unit BA the Paddocks

A
  • I measured the unit in GIA in accordance with the Code of Measuring Practice 2015 to confirm accurate measurements held prior to a letting.
  • I therefore excluded the canopy and perimeter wall thickness, but included pillars, partitions, areas under 1.5m headroom and loading bays.
  • I measured using a disto and used plans to annotate. My measurement was within 1% of what was held.

A

To confirm accurate measurements of what was held on file prior to a letting

Why did you use both a tape measure and a disto?

A

I used a tape measure to measure small distances in the ancillary office and also to confirm the accuracy of my disto.

A

Not the larger areas, but the smaller areas in the ancillary office. Also used to confirm accuracy of the disto

You measured in GIA at the Paddocks, what is included and excluded in GIA?

A

Everything in the main envelope of the building – internal walls and columns, areas under 1.5m headroom, stairwells, mezzanine with permanent access
- Exlcuded: canopies, fire escapes no integral to the structure, open vehicle parking bays, refuse areas

You confirmed accuracy of 1% at the paddocks unit BA, what is an appropriate level of accuracy?

A

No set standard by the RICS, dependent on difficulty and site specific conditions. i.e greater margin of error accepted for an out of town car park vs central London office.

A

Talk me through the measurement you undertook at Riverbridge House

A
  • Measured office unit in both NIA and IPMS 3 as areas in the SC were apportioned by NIA. Measured using a disto.
  • Excluded partition walls in NIA but included in IPMS3. Also included the areas occupied by the window reveals in IPMS3 as measured to the internal dominant face.
  • I advised both the Client and the Tenant of my findings, and the tenant agreed with the calculations.
  • This settled the dispute

A

Tenant disputed the SC apportionment basis so I measured to confirm the accuracy of the information held

You say that the tenant agreed with the calculations, would it not have been easier to measure alongside the tenant?

A

The tenant was with me during the measurement and watched me annotate the plans, however I conducted my calculations in the office to ensure I was focused and reduce errors. I provided my calculations to the tenant they agreed.

A

IPMS was 3,500 and NIA was 150 sq ft less
