What have you written about in Level 3?
Acrisure - Key driver was transfer of design and time/cost certainty.
Acrisure - ICD vs. D&B contract. I advised DB to transfer all design rather than portions.
OMERS - Discussed LDs, defined the term, what is included in the cost, i.e., prof fees, prolongation, loss of rent, loss of income, storage costs.
OMERS - I cannot advise the level of LDs.

- Acrisure - Stage 1 cost estimate, 50,000sqft CAT A & B. Attended DTMs, produced Stage 2 estimate following NRM 1 structure.
- OMERS - Cost reconciliation docs comparing Stage 3 vs. Stage 4. Clear what factors affected cost.
- Market testing & importance of interrogating cost data.

What have you written about in Level 3?
- Mayfair - Stage 1 initial feasibility using GIFA estimate. Blocking and zoning plans - apply suitable rates to functional areas. Advised on cost accuracy. I had used internal cost data and benchmarking from previous projects and adjusted rates for inflation. Cost accuracy would increase as level of design detail increased.
- OMERS - Existing staircase - up to Stage 4, works were minimal. I allowed £15k for new floor finishes. Now it would be new handrail, manifestation, removal of existing planters, powder coating treatments etc. Budget impact £30k-£50k. BOH stair not used by clients. Advised to revert to original design and allowances.

- Acrisure - Single stage D&B. Time and cost certainty. Also mention that they wanted to transfer design risk.
- Acrisure - PQQ and what was included. Project experience with creating staircase. Collated scores and shortlisted 4nr. Made unsuccessful contractors aware and offered feedback.

What have you written about in Level 3?
- Bank, Acrisure - Pippa wanting to negotiate a tender with Niche for the full works. Not well known in the industry, they had not worked on projects of this size and scale. Client wanted cost/time certainty and no design responsibility. Choosing a competent contractor was key to achieve these. I recommended single stage to give competition.
- 10 OBS (Century) - Client wanted cost and quick. Negotiated tendering suggested. Using schedule of rates from previous similar project. Worked well with previously. Reduced time to engage with other contractors.
- OMERS - Fast programme wanted due to impending end of lease. Two tenderers in the running. ‘A; was slightly cheaper but significantly longer programme. ‘B’ was more costly but on programme. Recommended B.

Cost reports across my projects generally.
Bespoke cost reports e.g., Century projects only wanted variations over £10k in the dashboard for key movements. Acrisure wanted all movement in the month.
Acrisure - Cashflow forecast; illustrating what is included, excluded and assumed. Shows accurate representation of what is owed at a given time.

What have you written about in Level 3?
- Century Projects - Weekly meetings with contractors to monitor and control cost due to the projects usually attracting high volumes of change. Helped to manage client expectations.
- 10 OBS - Remove Level 2 office and replace with open plan desk. Would impact glazing, finishes, power, data, furniture. £30k cost. Instruction would impact programme and we were near PC. Risk of delays and L&E claims. Advised it was better to do post-PC, with a skeleton team and no MC on-costs.
- Fortnightly meetings with Century to present cost reports. Keep a closer eye on cost movements.

- I have measured with COMP 6 and IPMS.
- Compare my area schedule and architect’s.
- IPMS - i measure limited use areas e.g., lack of natural light, low height, void.
- Structure of NRM 1.
- Using BCIS and SPONS.
- OMERS - Assistance from junior who measured solid partitions incorrectly. They did an LM unit and not in the centre line.
- Acrisure - Pricing schedule sent to tenderers.
QUANTIFICATION & COSTING
What have you written about in Level 3?
Century - Post-contract change due to architect changing spec of bespoke lockers. Contractor priced these really low compared to my market testing. Concerns re. quality being proposed. Advised the client that instead of taking saving, request check pricing. Recommended that client requested examples of the subby’s work.
Mayfair - I did a Stage 2 area schedule. Client wanted this measured through COMP 6 rather than IPMS as they had used it historically and wanted consistent internal reporting. I requested written confirmation from client.
Century 62BG - Agreeing FA. Received Contractor’s FA and compared mine. Few discrepancies as we had agreed along the way. Agreed and informed EA and Client.
