What is MEES?

A

Minimum Energy Efficiency Standards

Came into force in Eng & Wales 1st April 2018

Improve the quality of privately rented homes

Increase energy efficiency of the worst performing houses

Improve comfort & conditions in privately rented homes & reduce fuel poverty.

What is an EPC ?

A

Energy Performance Certificate - providing an energy rating.

Range from A (most efficient) to G (least efficient)

Required for Residential & Commercial Properties when let or sold

For a property to be legally let must have an EPC rating of E or higher.
Some properties with F or G ratings can be let out but must have a government exemption in place.

Government are proposing to raise EPC to C by 2030

What properties are exempt from EPC’s?

A
  1. Temporary building - used for 2 years or less
  2. Religious buildings
  3. Small Standalone Buildings - less than 50m2 of useful floor area)
  4. Some light industrial & agricultural buildings
  5. Holiday accommodation - let for less than 4 months each years or used for short holiday lets
  6. Listed buildings.

A

Evaluation process

Used to understand & quantify the effects of a building on the environment from the moment it is designed & constructed, until it’s demolished or repurposed

A

A target set for completely negating the amount of Greenhouse Gas produced, by reducing emissions & implementing methods of absorbing CO2 from the atmosphere

How is BNG used to assist sustainability?

A

BNG is an important component of sustainable development but it is not the sole answer. BNG primarily addresses the environmental aspect of sustainability specifically in terms of biodiversity conservation and provision

What does the social aspect of ESG focus on?
The social aspect of ESG focuses human rights and equity - it is an organisations relationship with people inc. enployee, suppliers etc, as well as its policies and that actions that impact individuals, groups and society

Economic - Offers training & support to professionals in the built environment, RICS Matrics to support student surveyors Social - Birchard Review focus on the diversity within the RICS & promoting talent from an increased range of backgrounds, RICS Inclusive Employer Quality Mark, Benchmark for inclusion & quality in RICS Firms Environmental - RICS advocates for policies that support sustainable development, such as mandatory carbon assessments for new projects
