Bid-rent theory:
Commerce is willing to pay high amount of rent in the CBD as its the most accessible and densely populated for a high customer base. They maximimise profit and land by building high storey buildings .
Industry is willing to Pay for outskirts as it’s cheaper and more land for factories.
