What is the RICS Property Measurement 2nd Edition 2018?
It provides mandatory international standards for measuring property.
What are the International Property Measurement Standards (IPMS) which were updated in 2023.

What are the International Property Measurement Standards (IPMS), and why are they important?
IPMS is a global standard developed to unify and standardise the way property is measured across international markets. They address inconsistencies in national measurement practices and improve transparency.
For example, IPMS: Residential Buildings and IPMS: Office Buildings ensure RICS members apply consistent area reporting, which is critical for comparability and fair valuation.
What is the difference between Gross Internal Area (GIA), Net Internal Area (NIA), and IPMS?
GIA includes the internal area measured to the internal face of the external walls, including internal walls and columns.
NIA is the usable area within a building, excluding areas such as corridors, stairwells, and service spaces.
IPMS replaces these traditional definitions with a new hierarchy of measurement (e.g., IPMS 1, IPMS 2, IPMS 3) tailored to the property type, which aligns global reporting practices.
What are the three bases of land measurement defined by the RICS?
Land Ownership Area: The total legal extent of the site as per title boundaries.
Gross Site Area: The total land within the planning red line boundary.
Net Development Area (NDA): The area available for built development after deducting open space, infrastructure, and constraints such as easements or landscaping.
How do you typically measure site areas in your current role?
I typically use Landstack, a digital land assessment tool, to obtain site area measurements. I also extract measurements directly from scaled drawings or site plans where required. These measurements help inform initial appraisals and capacity testing.
