Q

What is an EPC?

A

An Energy Performance Certificate. A document setting out the energy efficiency of a property on a traffic light system of A to G, A being most efficient.

It provide an indication of how much it will cost to heat & power a property

It includes recommendations of energy-efficient improvements, the cost of carrying them out & potential savings each could generate

Q

What steps do you take in your business activity to ensure that your company operates in a sustainable manner?

A

I ensure I comply with my companies Environmental Manual, under the Environmental Management ISO.

This includes:
- utilising public transport where possible to travel to the office and to meetings
- ensuring IT equipment is set to power save mode
- minimising paper use and printing
- utilising office recycling facilities

Q

How are the requirements of BREEAM, which itself is not legally binding document, enforced?

A

Through a contractual commitment to a tenant or occupier, a condition of funding or planning consent, or a standing policy commitment set by the developer or client.

Q

What current challenges is Covid and/or Brexit bringing to sustainability?

A
  1. Supply chain shortages
  2. Labour shortages
  3. Increased costs (rising energy prices and material costs)
  4. Regulatory changes (post brexit regulatory divergence)
  5. Focus shift (immediate economic recovery efforts may deprioritise long term sustainability)

Q

BREEAM - what are the elements QS’s need to consider and how do these impact cost?

A

I would say that on a BREEAM project, as a QS, I need to consider all elements as they will all have an impact on cost.

For example, XYZ

Q

You say you have read the RICS Sustainability Report 2022. What about the 2023 version, can you tell me about it?

A

Yes, I have.

RICS President Tina Paillet summarises the findings as a wake up call to our industry, with progress being made but not enough to reach net zero by 2050.

Add more after I’ve read it

Q

You say you understand how methods during design and operation can contribute towards a sustainable building - can you give me some examples?

A

Design -
- optimising site potential, operation & maintenances practices
- enhancing indoor environmental quality
- minimising non-renewable energy consumption
- use environmentally preferred products within specifications
- protect & conserve water

Operation -
- use of renewable energy / energy efficient products

Construction -
- passivhaus

16
Q

What can you tell me about the Building Regulations Part L?

A

It deals with the conservation of fuel and power, and exists to guarantee the eco-efficiency of properties.

Considerations include:
- max permitted area of openings
- the structures air permeability
- insulation values of building elements
- heating efficiency of boilers
- insulation/controls for heating appliances & systems
- hot water storage
- lighting efficiency
- solar heat gains
- ventilation & AC systems

17
Q

What is Passivhaus?

A

It’s a performance based set of criteria for very low energy buildings, which can help create buildings which use around 90% less energy than standard UK buildings.

It seems to eliminate the need for space heating and cooling and is based on the principle of reducing heat loss to a minimum.

18
Q

What are the BREEAM assessment categories?

  • Water
  • Energy
  • Transport
  • Health & Wellbeing
  • Resources
  • Resilience
  • Land use & ecology
  • Pollution
  • Materials
  • Waste
  • Innovation
