Scales notes

Small-scale map = large area map with little detail.
Large-scale map = small area map with great detail.

U.S. Geological Survey = 1:24,000 scale of choice

1:24,000 means 1 inch = 2,000 linear feet
1:62,500 means 1 inch = 0.98 miles
1:500,000 means 1 inch = 7.89 miles
1:2,000,000 means 1 inche = 31.57 miles

Ex. 1:2,000,000…
2,000,000 inches/12 inches = 166,666 inches
166,666 inches/5,280 feet = 31.57 miles

Slope Notes

Contour = lines of equal elevation
Contour elevation = space between contours

Slope = vertical rise/horizontal run OR
change in “Y” coordinate/ change in “X” coordinate.

Rise/Run

Ex. Point A = 1 foot, Point B = 2 feet. Distance = 2 feet

1/2 = .50 X 100 = 50% slope

0-0.5% slope = no drainnge, not suited for development

0.5-1% slope = no probelms, idea for all types of development

1-3% slope = slight problems for large commerical areas, acceptable for residential development.

3-5% slope = major problems for commerical/industrial/large-scale residential development.

5-10% slope = suiteable only for specially designed development.

Floor Area Ratio notes

Ratio of the gross floor area of a building to its ground area.

Used to determine building density on a site (size of a building in relation to the size of its lot).

Floor area measured to the middle of the outside walls and includes the inside walls as part of the calculation (sometimes exclusdes uninhabitable spaces).

Purpose of Subdivision Notes
1. Regulate subdivision development and implement a community’s planning policies.

  1. Implement plans for orderly growth/development within the City’s boundaries and extraterritorial jurisdiction.
  2. Ensure adequate provision for streets, alleys, parks, and other facilities.
  3. Protect future purchasers from inadequate police/fire protection.
  4. Ensure santiary conditions and other governmental services.
  5. Ensure ocmpliance with certians standards to officially register/record land.

Platting Process Notes

  1. Submit preliminary plat.
  2. Staff reviews against subdivision regulations.
  3. Plat reviewed by PC.
  4. Final plat prepared/submitted.
  5. Final plat repeats process until approved by PC.
