How is the RICS structured?
Privy Council - grants and awards.
Governing council - strategy of the RICS.
Regulatory board - the RICS are self regulated which is managed and audited by the regulatory board internally.

What is the difference between ethics and rules?
Ethics are a set of moral values.
Rules of conduct are a framework that we work to.
What are the 5 professional and ethical standards of the RICS?
- Members and firms must act with honesty and integrity and ensure they’re acting to their obligations, including their RICS obligations
- Memembers and firms must maintain their professional competence and ensure services are carried out by a competent individual
- Members and firms must provide a good quality and diligent service to their clients
- Members and firms must treat all others with respect and encourage diversity and inclusion
- Members and firms must act in the public interest, take responsibility for their actions and act to prevent harm and maintain public confidence in the profession
What are the professional obligations of members?
- Comply with the CPD requirements of 20 hours a year, 10 formal, the remaining informal

I remind him of his duties as a member of the RICS.
I inform the RICS and specify my relationship with him and detail the actions I believe to be outside of the rules of conduct.

What is meant by the term Negligence?
A failure to provide the duty of care that is owed to the client.
What are the limitation periods associated with underhand and deed forms of contract?
The limitation period for a contract executed underhand is 6 years.
If executed as a deed it is 12 years.
What is ADR?
Adjudication - an impartial adjudicator makes a binding decision, less formal, can appeal.
Mediation - a neutral mediator helps parties reach a voluntary agreement
Arbitration - a more formal process where an arbitrator makes a binding decision, more formal, limited appeal options.
Conciliation - similar to Mediation, but the conciliator plays a more active role in suggesting solutions
What is meant by ‘binding decision’ in ADR?
It is enforceable by law.
What do I do if I receive a letter of complaint?
I would acknowledge receipt, raise with my line manager and forward to my firms designated complaint handler.

For the purpose of dual authorisation.

What is the difference between informal and formal CPD?
Formal has a structured learning outcome.
Informal are activities such as private reading, discussions with colleagues, shadowing on the job etc.
How do I keep up to date with topical issues?
I am on the mailing list for several CPD providers
My employer holds formal CPD sessions.
I get invited to external CPD sessions by clients or other relevant companies.
