Areas like South Gate are at risk of gentrification.
This pushes out the local population.

-Poor and disadvantaged sections of society remain in the centre
-Poor quality of life/environment
-Social tension/resentment as poor districts don’t have the same level of services as richer areas
-Encourages more migration to suburbs
