Can you tell me about a process change that was implemented after client care feedback

A

Following feedback given by a party in R-R procurement surrounding site presence for their team, I ensured I would sit with this side of the business 1 day a week during my time on the framework, as they were a key stakeholder and one of our clients (they appoint T&T). Previously my energy went into the Project lead and the construction project itself.

Can you tell me about a time you negotiated a TC / CE / FA

A

TC - Supplier only went to 2 quotations for decoration fit-out, I requested a further supplier be approached, and upon quotation was the most cost efficient by £4K.

DACI - Negotiated down supervisor / Site Manager time allowed for within a survey CE.

FA - Negotiated down the FA after incorrect inclusion of supplier cost was discovered to have not been paid by the contractor in my final assessment

what advise would you give to a client if you noted a financial red flag during a tender assessment

A

If I noticed a financial red flag, I would undertake a secondary credit check (Experian / Dunn & Bradstreet) after producing ratio analyses, then raise my concerns with my line manager/commission manager, and following their confirmation, raise findings with the client and recommend they source further financial advise on the matter.

A

the Grant stipulations for drawdowns meant timing and the amount of money for each grant was imperative to understand and accurately forecast.

I advise that I utilise BCIS due to the construction specific properties involved in their calculations; and agree the date for which inflation is applied in line with project brief.

Used Brise soleil - systems and strategies that control the amount of sunlight entering a building or outdoor space, reducing heat gain and glare while improving comfort and energy efficiency
Used a green wall - improved air quality, temperature regulation, noise reduction, and enhanced biodiversity.

Can you talk to me about a time you advised your client on carbon levels of a project

A

Advised my client at RIBA Stage 1, a benchmarked carbon assessment impact of the ZCTC project, which measured typical materials used on a research facility in kgCO2e/kg / m2 and informed on carbon levels attracted through construction - a typical range was 500kgC02e/kg/m2, and to achieve net zero the UoN needed to be in a range of 400.
