A

Check the disto for any dirt or damage, calibrate the disto and then perform several known distance checks using provided floorplans or measure with a tape measure first.

A

As the tape measure was more flexible and the crack was too long for callipers and there was no unobstructed path for a laser distance measurer to use.

Why did you use Vernier Callipers to measure the widths of the cracks to the boundary wall?

A

Because they have high accuracy when measuring small widths and the prongs of the callipers allow for butting up to the actual surfaces of the crack.

A

BRE Digest 251.

Can you provide examples of some of the crack categories in BRE Digest 251?

A

Hairline cracks up to 0.1mm and fine cracks up to 1mm.

What’s a reinstatement cost assessment?

A

A assessment of the cost to completely rebuild or reinstate a property to its original condition if it were damaged or destroyed.

Explain the process of undertaking a reinstatement cost assessment?

A

I inspected the building with existing floorplans that the client had provided and took check measurements of the GIA of each floor in line with Code of Measuring Practice and RICS Reinstatement Cost Assessment of Buildings.

Why is accurate measurement so important when undertaking a reinstatement cost assessment?

A

Because it is the basis on which insurance companies will cover costs so if it is too little it will be detrimental to the building owner but if it’s too excessive then it’s detrimental to the insurance company.

What are check measurements and why did you undertake them?
Check measurements are measurements of a known distance taken using measuring equipment to check whether the equipment is accurate and performing as intended. It's important to undertake them at the start of any inspection to ensure captured data is accurate.
