Purpose of the COMP 2015?
To provide succint, precise defintions allow accurate and consistent measurement of buildings
What is Gross External Area
Area of a building measured externally at each floor level
What aspects does GEA include and exclude?
Includes: Wall thickness, Internal balconies, Grages and outbuildings which share at least one wall with main building
Exclude: External balconies, fire escapes, roof terraces and greenhouses. Canopies
When is GEA used?
- Planning applications
- Council Tax
What is Gross Internal Area (GIA)?
Area of a building measured to the internal face of the perimeter walls at each floor level
What is included and excluded in GIA?
Included: Areas occupied by internal walls, Stairwells, open sided balconies, Garages
Exluded: Canopies, wall thickness, greenhouses
When is GIA used?
Building Cost estimation
- New homes valuation
What is Net Internal Area?
Usable area within a building measured to the internal face of the perimeter walls at each floor level
What is included or excluded in NIA?
Included - Kitchens, entrance halls, cupboards
Exluded - Landings, stairwellls, Corridors, Areas with a headroom of less than 1.5m. Toilets, columns
When is NIA used?

- Project Mnagement
What is Effective Floor Area?
Usable area of the rooms within a building, measured to the internal face of the walls.
