How does RICS ensure standards of professional conduct and practice are upheld?
RICS rules of conduct
Apply to all member and firms regulated by RICS as defined in the bye laws
What are the RICS rules of conduct?
Members and firms must act with honesty and integrity and comply with their professional obligations.
Members and firms must maintain their professional competence and ensure that services are provided by competent individual who have the necessary expertise.
Members and firms must provide good quality and diligent service.
Members and firms must treat other with respect and encourage diversity and inclusion.
Member and firms must act in the public interest, take responsibility for their actions and act to prevent harm and maintain public confidence in the profession.

Honesty and Integrity
- Do not mislead others by actions.
- Identify actual and potential conflict of interests
- Open and transparent about fees and service
- Do no take unfair advantage of others
- Do not facilitate money laundering, bribery or corruption.

- Carry out the work you have the skills and knowledge for competently
- Supervise employees undertaking work ensuring they have the necessary knowledge
- Maintain and develop knowledge
- Stay up to date with legislation, codes of practice.

- Understand clients needs and objectives before accepting professional work
- Agree scope of services and it limitations and timescales of work

What are the professional obligations for RICS members?
Included within the appendices’ of the RICS rules of conduct.
-Complete 20hrs of CPD half of which is formal
-Cooperate with RICS
-Promptly provide all information requested by the RICS
What are the professional obligations for RICS-regulated firms?
- Publish a complaints handling procedure, which includes an ADR
-Ensure all previous and current work is covered by PI that meets the standards covered by RICS. - Firms wit a sole principal must have a locum to ensure work continues
-Must provide all information requested by rics.. yearly account
-Firms must display on their business literatures in accordance with RICS published policy on designations that they are regulated by RICS.
-Report any matters they are required to report.

- Use of social media guidance for RICS members
- standards do not change if you are communicating through social media other than face to face
You attend a work social event and witness two junior colleagues acting in a way which could bring you firm into disgrace. What do you do?
Speak with them immediately to stop reputation damage of the business. Then address their actions formally in working hours.
Why does RICS publish guidance notes and do chartered surveyor have to follow them?
If you face an professional negligence claim you will need to be able to evidence that you acted with reasonable competence. Proving you followed the RICS guidance notes does this.

What is the purpose of professional standards documents?
Set requirements and expectations for RICS members and regulated firms.
Mandatory requirements a surveyor must follow such as use of NRM
What is the purpose of practice information document, what info/ obligations might they contain?
Supplementary guidance to support surveyor in delivering specific services . Not mandatory can include definitions, processes, insights. I.e. Appropriate contract selection… advising but down to the surveyor
Can you explain how you act with integrity?
- Being trustworthy
-Open and transparent - Respecting confidential information
- not allowing bias, identifying conflict of interest
- Identifying potential bribes
Why must you act within you professional competence?
To ensure do not advise client incorrectly.
May not be qualified to advise eon things like insurance and VAT therefore could be acting negligently.

Be accountable for all my actions

How do you ensure a high standard of service?
- Being transparent with fees

How can you maintain a high ethical standard in your profession
- Keep my own action under review inside and outside of work
-Maintain CPD and abide by my members obligations - Follow advise given by professional bodies
- Noting and unethical behaviour and reporting to RICS.
What sort of things can employer do to create and ethical environment for their staff?
Establish confidential procedure for whistleblowing
Include ethical evaluation in performance appraisals
Include ethical standard in training and hiring
Encourage staff to progress their APC and carry out CPD in relevant areas
What is the difference between ethics and integrity?
Integrity in the internal quality of being honest and having strong moral principles/ doing the right thing.
Ethics is more external and applies to and organisations rules, regulations and code of conduct that have been created.
