Which buildings is IPMS mandatory for?
Offices & residential

What do IPMS 1, 2 & 3 correlate to?
IPMS 1 - GEA
IPMS 2 - GIA
IPMS 3 - NIA
What is a difference between GEA and IPMS 1?
GEA did not include balconies, but IPMS 1 does
What is the internal dominant face?
The finished surface of a wall comprising more than 50% of the floor to ceiling height
ie if window takes up more than 50% of wall, measure inside recess. If window less than 50%, measure to finished surface of wall
What are the differences between IPMS 3 and NIA?
IPMS - columns are included, measure to the IDF and areas of below 1.5m head height are included (stated separately though)
What are IPMS 1, 2 & 3 for residential?
IPMS 1 - External
IPMS 2 - Exclusive occupation (exc. columns)
IPMS 3 - Exclusion occupation (inc columns)
What guidance needs to be followed for all buildings (apart from residential and office)?

What is the main difference between the 5th edn and the 6th edn?

What are GEA, GIA and NIA used for?
GEA - Taxation and rating
GIA - Industrial / Warehouses
NIA - shops
What do you include and exclude in a GIA measurement?
Include -
- Loading bays
- Mezzanines w/ permanent access
- Lift wells
Exclude -
- Canopies
- fire escapes
How would you measure a tenant’s fit out (NIA)?
Remove a ceiling tile
Try and get behind the fit out
What is excluded in an NIA measurement for offices?
Excluded -
- WCs
- Plant and lift rooms
- Meter and service cupboards
- Cleaner’s cupboards
Remember kitchens are included with useable cupboards
What is the internal eaves height?
The clear height between the floor and the lowest point of the underside of the roof (eaves)
What is the site depth?
The measurement from the front to rear boundaries?
What is the shop depth?
The measurement from the notional display window to the rear of the retail area.
What needs to be included in the measurement report?
- Basis of measurement
- Metric
- Purpose
- Measurement date
- Tolerance
Typically what measurement tolerance is acceptable?
Up to 10%
What is a scale? How would you interpret one?
The ratio of the length in a drawing to the length of the real thing.
1cm = 1250 cm (12.5m) e.g
What are some common scales of plans?
1:50 - Room
1:100 - Building
1:1250 - Location
What can cause inaccuracies for a laser distance meter?
Bright sunlight
Incorrectly calibrated (send to manufacturer annually)
How many square feet in a square meter?
10.7639
How many acres in a hectare?
2.471
What is a measured survey?
Measurements taken to produce drawings to scale
