Street widths have the largest impact on runoff and on costs in developments. Unfortunately, most communities have ordinances requiring wide streets. Developers may be able to negotiate changes or may be able to seek changes to local land development standards to change these street width requirements. Another technique to reduce runoff is to reduce turnarounds. Other developments, particularly those with open space components also use “green” techniques such as bioswales in parking lot areas. These bioswales reduce the amount of “piping” that is typically needed as well as handle the runoff, in most cases reduces the size of detention ponds required in some communities.
