Q

Why do owners make changes although theey know it is costly

A

1-Due to budget ( they see cost is still increasing and they wont afford it)
2- Because during planning and design they are not able to visualize the product , thus during construction they are capable of visualizing thus making changes to whtat they think they want

Q

At end of project contractor submit asbuilt drawings

A

we go from construction drawings to shop drawings to asbuilt drawings ( final drawings for the project as it is done)

17
Q

As built drawings are important for the operation phase

A

if there is any maintainence or change to be done

18
Q

Contractors at end of each project use the experience they had to update the database of scheduling and construction they have

A

true

19
Q

For any project the expenditures will follow S curve

A

true

20
Q

A lot of time is spend on planning and design but not that much money

A

true ( the work is done on office not on site)

21
Q

However the highest influence is made at the stage of planning and design

A

true ( how project will loook like and how it will function)

22
Q

REgarding expenditure , expenditure is very low at planning and design and very high at construction

A

true

23
Q

At the last part of the S curve ( the plateau part ) we have the last phase

A

The last phase of finishing is very slow it is not necessary high in expenditure but it is very slow because we have the snaglist/punch list in addition to testing and commisioning

24
Q

Commissioning

A

testing and inspecting the systems existing in the projects to make sure the facility operate to the required level

25
Q

what is construction

A

construction is a process that involoves a lot of machinery equipment that are described in the method statement and reflected in the schedule

26
Q

Size of crane is governed by the heaviest load i am gonna carry

A

true

27
Q

location of crane

A

for the constructor : maximize it is use; however it must be approved by client

28
Q

Constraints the limit constructor methodology

A

Zoning constraints
Climate ( wind , crane cant operate over a specific wind speed)
Heat ( u cant pur concrete in large heat temperature)
Safety ( in gulf u cant do outdoor activities in summer)
time ( u can work from 7 to 5)
waste disposal ( what kind of wastes u can produce)
environment ( u cant pollute a certain amount)
accessibility ( especially in urban areas )
Archeological findings ( u stop the work when u find archeological findings)
Municipa; regulations ( how hih u can go , explotation factor
Traditions/custom ( like syrian workers around eid are not so available they go home)

29
Q

Bid validity date

A

Contractors cannot be held responsible for the price they gave if the project got stopped by archeological findings , prices have a validity date

30
Q

Resources important to a process / project (Applied (non permanent resources) vs permanent resources

A

Applied resources ( non permanent rsources)
Workers ( skilled and unskilled)
tools and equipment
money
time
energy
Permanent resources ( they are customised for the project and remain with the project )
Materials like concrete steel
systems like ( BMS building mangement systems centralizing system that operste the facility, HVAC)

31
Q

what factors affect cashflow

A

materials, subcontractors, machines. Me as a contractor hace the highest risk
