6
Q

How can we classify project types

A
Based on function
1-residential
2-commercial
3-mixed residential commercial
4-infrastructure
5-Industrial
( In term of design they all include mechanical,civil,electrical.....)

Q

other ways of classifying projects

A

New/capital projects
Masri building( demolished then build)
renovation/refurshibment projects
same facility like architecture

8
Q

Also we have when classifying projects

A

Greenfield projects
the space was not already built like forest desert..(natural environment)
Brownfield projects/non-greenfield projects
The space was already built

9
Q

Greenfield vs brown field

A

Environmental effect/
hydrology more runoff water, more pollution
no recharge of water acquifers.
Also urban heat island effect( concrete absorbs heat quickly and dissipitate it slowly, if u have a look at the night temperatures in the city over years u will see them getting high dramaticaaly while day heat increased much less more ( half degree vs 5 degrees)
concrete takes 12 hrs to reflect the heat

13
Q

although commercial and residential are close they might have many differences

A

Design differences
urban planning
zoning ( what u are allowed to build in certain area)
design features (hospitals has sound proof walls vs commercial spaces)
layout design ( places with a lot of people the circulation plans needs high attention like in malls)
facade (commercial building may have glass facade while residential building don;t have that usually)

A

depends on the use (powerplants electrical for example)

16
Q

the most complicated construction project is the industrial projects

A

true
very sensitive , lots of equipments, hazardeus processes like chernobeil
her we will have specialised contractors

17
Q

another way of classifying projects

A

public projects (infrastructure benefit to all)
U are required to do competitive bidding and to choose lowest bidder because u are using people money also i am obliged to have open invitation in the public newspaper
vs
private projects ( company or even companies)
u can hire whoever u want, u have the right to do whatever u want
vs
public private partnership

18
Q

On private projects benefits are profit driven

In public project is what u achieve with that , like less traffic less CO2 emmissions

A

true

19
Q

Public Private Partnership

A

A public entity who want to build a project and dont have the money or doesnt know how to build or even to operate it;
they hire a major contractor to design it build an operate it for a certain period of time then give it back to me.
BOT (build operate transfer) the parking garage in the airport is BOT

20
Q

We have these classifications because the type of project really affect how u manage it

A

true

21
Q

The phases of the projects are

A

Planning bidding, design , and then construction

22
Q

The start of the planning phase is a little bit fuzy

A

is it when i bought the land
or when i started thinking to build such a facility

23
Q

End of planning is known

A

when i decided that this project is feasable project and i am gonna go and move in with the design

24
Q

Bidding invitation to bid for the project

A

true

25
Q

start of construction

A

notice to proceed (contractual start time)

26
Q

Another important milestone is mobilization

A

when i started to move my equipment and labor

27
Q

end of construction

A

client sign the handover certificate

28
Q

lasr few month of construction we will do

A

punch list item or snag list item ( client comes and start looking at the work…. list of items tested by client or representative of client to the contrator revisit/fix these items)

29
Q

during the first year of operation we have

A

defects liability period
typically one year guarantee from the contractor provided it is not act of savotage
u may also have additional warranties (warranty from suppliers on elevator for example or AC)

30
Q

Planning

A

first step in planning phase is establishing the need (why question) (need assesment)
Because i can find better alternatives.
Also to set project obkectives ( time, growth, type)
is it the right investment
what do i want
