What is Integrated Project Delivery (IPD)?
A delivery method engaging the full project team from the beginning of design to construction.
What are the goals of IPD?
Optimize outcomes, maximize efficiency, reduce waste.
What are the three types of IPD agreements?
Transitional, multi-party, and single-purpose entity (SPE).
What are transitional IPD agreements?
Separate owner-architect and owner-contractor contracts; more collaborative than traditional methods.
Which AIA documents are transitional IPD agreements?
B195 (Owner-Architect), A195 (Owner-Contractor), and A295 (General Conditions).
How are risks shared in transitional IPD agreements?
They are not shared; architect and contractor maintain traditional responsibilities.
What is a multi-party IPD agreement?
One contract signed by owner, architect, and contractor; includes shared risk and rewards.
What is a single-purpose entity in IPD?
A limited liability company formed and jointly owned by the owner, architect, and contractor.
What is AIA C195 used for?
To establish a single-purpose entity for IPD projects.
What are the benefits of early collaboration in IPD?
More predictable budget/schedule, constructability input, and fewer redesigns.
What is A295 in the transitional IPD series?
General conditions shared by architect, contractor, and owner.
What does B195 focus on?
Architect’s contract: compensation, additional services, copyright, dispute resolution.
What does A195 focus on?
Contractor’s contract: guaranteed maximum price and cost-based clauses.
How does A295 approach task assignments?
Tasks are described but not assigned to specific parties—collaborative decisions are required.
What software requirement is built into A295?
All parties must use BIM to the greatest practical extent.
What replaces typical schematic/DD/CD phases in A295?
Criteria Design, Detailed Design, Implementation Documents, and Construction.
What happens at the end of the Detailed Design phase?
The contractor prepares a Guaranteed Maximum Price based on architect’s documents.
What happens during the Implementation Documents phase?
Architect and contractor finalize drawings and incorporate alternates and shop drawings.
How does IPD handle contractor liability for design defects?
Contractor cannot hold architect or owner liable for defects in drawings.
What are the pay application steps in IPD?
Contractor submits payout; architect certifies the payment amount.
How is dispute resolution handled in B195?
Mediation is mandatory; arbitration is the next step, unlike the flexible options in B101.
Why might insurers be concerned about multi-party or SPE agreements?
Blurry responsibility lines increase risk and decrease insurability.
What makes IPD more collaborative than traditional delivery?
Early involvement of all parties, shared design input, and aligned goals.
