What does the metes-and-bounds system describe?
Property lines using angles and lengths starting and ending at a Point of Beginning (POB).

What is an ALTA survey?
A survey that meets American Land Title Association standards, showing legal boundaries, easements, and access.
Why are ALTA surveys important?
They are title surveys used in real estate transactions and may include critical design info if optional items are selected.
What should you check if an ALTA survey is missing necessary info?
Check the optional checklist and request the needed items for an additional fee.
What is a topographic survey?
A survey showing topography and land features; used for siting and grading but doesn’t meet ALTA standards.
What is a contour interval in a topographic survey?
The frequency at which contour lines are drawn, affecting accuracy.
Why is it important for the client to provide the survey?
To avoid architect liability and because the survey defines the owner’s property.
What can happen if a survey is incorrect or delayed?
Project delays and design errors.
What type of survey might be used in lieu of a traditional survey for existing buildings?
3D building surveys or Point Cloud models.
What should the architect do if the survey lacks information?
Communicate with the owner to resolve it early.
What should architects understand about different surveys?
The differences in types, systems, and how to read them for site planning.
